Dr. Samuel Adams is generally regarded as the first legally deeded settler in what is now Beaver Falls. He purchased a 400 acre tract bordering on the north edge of Brodhead tract at modern day 17th Street and it stretched north to the area of 26th Street and from the banks of the Beaver River west into Mt. Washington.

In 1795, he built a homestead and dam at the "Upper Falls," near the John F Kennedy Bridge (Eastvale Bridge) along with grist & saw mills. His family also established a public cemetery at the south end of current day 5th Avenue in College Hill, on the hilltop overlooking 24th & 25th Streets and 10th Avenue. Upon his death in 1831, he was interred there.

The family of Eli Beall, son in law of Dr. Adams, inherited the bulk of his land. In 1857, Daniel Barnard purchased the Beall property and additional land from other Adams heirs.

In 1870, Barnard built a train station on the Pittsburgh, Ft. Wayne & Chicago Railway (now Norfolk & Southern Railroad) on 24th Street, near the base of Steffin Hill, to ship cut stone and coal from the nearby quarries & mines in present day White Twp. This area of Beaver Falls, now developing due to Barnards investment, became known as "Barnardstown."
